Land hacking has become a more profitable and low-cost investment in recent years. It includes buying raw land and placing a fully self-contained tiny home, a travel trailer, or a luxury camping site, called glamping, on the property.

There are rules to this high-return, low-cost, recession-proof investment.

1. Location should be within ten miles of a small town or 50 to 200 miles from a larger urban area. These rules are breakable when other amenities are included, such as being in the same area as a state park.

2. You should be able to zone the property for the type of housing you want to implement, like camping, a tiny house, a tree house, a yurt, or a travel trailer.

3. You want to pay the cost of professional landscaping to create the environment you are looking for.

It is highly recommended that your property has access to Wi-Fi. This enables your property to be rented to digital nomads and people who need Internet access to facilitate their monthly income.

Once your accommodations are set up, you can post your property on sites like Airbnb, Tentrr, and other vacation accommodation sites.

The investment is exceptionally lucrative, mainly because the startup costs are low.
